Well water now, MWRA water later

Wayland supplies its own water from wells, including the Baldwin Pond and Happy Hollow wellfields. In 2025 the town filed plans with the state for a permanent connection to the MWRA system through Framingham. The schedule in that filing has construction finishing in 2029.

For a water heater that means two things. Today the water is well water, which usually carries more minerals than MWRA water, so flush the tank at least once a year. MWRA water, when it comes, is soft. What hardness does to a tank.

The housing

About 88 percent of Wayland homes are single-family. The median home was built in 1962, and 63 percent heat with gas.

Two gas companies

Eversource serves part of Wayland and National Grid serves the rest. For a gas smell, leave the house and call 911. The gas emergency lines are 800-592-2000 for Eversource and 800-233-5325 for National Grid.

Eversource supplies the electricity, so Mass Save's 2026 rebate of $750 on a heat pump water heater applies.

Questions

Is this a plumbing company?

No. This is an independent referral site for Wayland. Calls go to a local licensed plumber. Ask for the license number on the call.

What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or the breaker. Put towels down and move anything valuable off the floor. Then call.

I'm a tenant. Whose problem is this?

The landlord's. Massachusetts requires landlords to supply hot water and to fix a failed heater promptly. Shut the valve, photograph the leak, and notify the landlord in writing today. If you need the number for a plumber because the landlord asked you to arrange it, that is what this line is for.

It's a condo. Who pays?

Usually the unit owner for the heater itself and any damage inside the unit; damage to units below or common areas goes through the association's master policy and your HO-6. Document everything before the plumber removes the old tank.

Do you charge for the call?

No. You pay the plumber directly for any work you agree to.
