Leaking Water Heater Help Call now

Water heater leaking in Massachusetts? Call before it gets worse.

One call reaches a licensed local plumber who replaces water heaters in Massachusetts, usually the same day. Know what a fair price looks like before anyone arrives.

Do this first

  1. Close the valve on the cold water pipe above the heater.
  2. Turn the gas control to OFF. On an electric heater, switch off its breaker.
  3. If the valve will not turn, close the main where the water line comes into the house.

If you smell gas, leave the building and call 911 from outside.Which way each valve turns, and how to find the leak

A gas water heater. An electric heater has no vent on top and no gas control. Its heat is shut off at the breaker panel.

What you can call about

  • Leaking or burst tank, same-day replacement
  • No hot water, pilot and igniter problems
  • Tank and tankless (gas, electric, oil-fired)
  • Expansion tank and pressure valve
  • Old unit hauled away
  • Upper-floor, closet and attic units in condos, multi-families and apartments

Why call direct

If the heater is on an upper floor, water is already heading to the unit below. Shut the supply valve, then call the downstairs neighbor or building manager before you call anyone else.

A standard 40 or 50 gallon tank replacement in Massachusetts typically runs in the low to mid thousands installed. A quote far above that for the same kind of tank is a reason to pause. A tankless heater costs more to put in and is priced as a different job.

Ask on the phone: is the price flat or hourly, does it include hauling away the old tank, and what is the warranty on the tank and the labor. A legitimate plumber answers all three without hesitation.

Tanks last 8 to 12 years. If yours is in that range and leaking from the bottom, it needs replacement, not repair. Anyone selling a repair on a leaking tank is wasting your money.

Questions

Is this a plumbing company?

No. This is an independent referral site for Massachusetts. Calls go to a local licensed plumber. Ask for the license number on the call.

What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or the breaker. Put towels down and move anything valuable off the floor. Then call.

I'm a tenant. Whose problem is this?

The landlord's. Massachusetts requires landlords to supply hot water and to fix a failed heater promptly. Shut the valve, photograph the leak, and notify the landlord in writing today. If you need the number for a plumber because the landlord asked you to arrange it, that is what this line is for.

It's a condo. Who pays?

Usually the unit owner for the heater itself and any damage inside the unit; damage to units below or common areas goes through the association's master policy and your HO-6. Document everything before the plumber removes the old tank.

Do you charge for the call?

No. You pay the plumber directly for any work you agree to.
